AI mezzanine designer
Design your mezzanine floor online
Enter your building and how you want to use the space. You get a concept layout with column grid, staircases and headroom checks, an installed cost, and an AI engineering review against UK Building Regulations — in seconds, with no details required.

Design expects 2 staircases
Longest travel distance to a stair is roughly 21.6 m. A second, remote escape stair is normally required so occupants can move away from a fire in either direction.

How it works
From a sketch on screen to a fixed price
- 1. Size it. Enter the internal dimensions of your unit and the deck you want. The tool keeps the deck inside the building and works out the column grid from the load rating you choose.
- 2. Check it. Headroom above and below, escape travel distance, staircase provision, fire protection and accessible access are checked as you type, with the reasoning shown.
- 3. Review it. The AI review adds the judgement calls: where the design is expensive for no reason, what building control will ask about, and what to measure before we quote.
- 4. Price it. Send the design over and a UM Mezza estimator turns it into a fixed quotation after a free UK site survey, usually within 24 hours of visiting.
- What does the AI mezzanine designer actually do?
- You enter your building size, clear height and how you want to use the deck. The tool lays out a column grid, positions staircases and pallet gates, checks headroom above and below the floor, estimates steel tonnage and cost, and flags Building Regulations issues. The AI review then reads that design like an engineer would and explains the risks, the fixes and what a surveyor will need to confirm.
- Is the design good enough to build from?
- No, and no online tool's is. It is a properly reasoned concept design that gets the size, grid, access and budget right before anyone visits site. Fabrication needs stamped structural calculations, a slab assessment and a building control submission, all of which UM Mezza produces after a free survey.
- How accurate is the cost figure?
- It uses the same UK installed rates as our cost calculator and is typically within around 15% of a surveyed quotation. Slab condition, restricted access, steel price movement and the agreed fire strategy are the usual reasons the final figure moves.
- Do I need to give my details to use it?
- No. Design, checks, drawings and costs are all free to use anonymously. Details are only needed if you want the design emailed over or want us to survey the building.
- Does the designer cover Building Regulations?
- It checks the things that most often derail a mezzanine: 2.0 m minimum headroom under Approved Document K, travel distance and escape stair provision under Part B, accessible access under Part M, fire protection for office, retail and multi-tier decks, and edge protection lengths. A full fire strategy is still agreed with your building control body.
Turn your design into a fixed price
Send us the design you've just built and we'll survey the slab, access and fire strategy, then issue drawings and a firm quotation.
